Write the brief before the first hammer

Send the address, the floor area and how far the renovation should go. You get back a written scope, a cost range per square metre, and the survey steps still to do.

Hidden conditions behind walls are found during the survey, so the final timeline and cost range follow that visit. Ready to start? Send an estimate request.

Questions clients ask before the first invoice

Permits, timelines, living on site, remote cooperation and the payment schedule.

Yes. For Kyiv apartments we prepare the drawing package, technical passport notes and the notification set requested by the building management or co-owners. Where a load-bearing element is touched, we coordinate the engineer's conclusion. Consent usually adds two to six weeks, and that window is written into the schedule before demolition begins.

A one-bedroom apartment runs roughly four to six months; a three-bedroom with two bathrooms runs seven to ten. Ranges assume a completed survey, no hidden conditions behind walls, and normal material lead times. Anything we discover after opening the walls is added to the schedule as a written change with its own price effect.

Partial occupancy is possible when the plan is phased room by room and the dust barrier is maintained. Wet trades, screed drying and bathroom demolition are the periods that make living on site impractical, so we isolate them into one block and tell you the dates in advance.

Most of our clients are. We hold video walkthroughs on a fixed weekday, publish site photos with each stage report, and send documents for electronic signature. Decisions that need a physical check are scheduled into a single visit window per month.

Payments follow completed stages, not calendar dates: survey and drawings, then demolition and rough works, then finishing, then handover. Each invoice states the stage, the measured volume and the material ledger lines it covers. There is no advance for the whole project.
